Do I need planning permission for a side extension?

In some instances, you can build a single storey side extension within Permitted Development Rights. This depends on several factors. For example, the height of the extension can be no more than four metres. Nor can the extension be wider that half the width of the original house. They must also be constructed in materials that match the original house.

Other factors include the proximity to your neighbour’s property and the location of your house. If you live in a conservation area or area of outstanding natural beauty, then you will need planning permission.

Even if your side extension does fall within permitted development rights, it is advisable to apply for a Lawful Development Certificate. It is cheaper than planning permission and acknowledges your right to permitted development.
